We Got the Certificate of Occupancy
Timing for Closing We received our Certificate of Occupancy today on the first four residences. The earliest that we will be able to start closings of two bedroom residences is the last week of July or maybe the first week of August. Our one bedroom residences, first or second floor, should begin closing the first or second or week of August. The garden level one bedroom residences will probably not be ready for closings until the end of August or early September.

Lenders Many of you have called and asked about the lenders that will handle the closings. It is well worth the amount of time it takes to call a few of them and check the rates and different programs. Please go to our homepage www.TheInnsbruck.com and see Link to Lenders on the right hand side. That page shows the lenders and all their contact information.

Title Company for closing Jan Johnson is the closing agent for all of the closings. Her contact information is email jjohnson@ltgc.com, fax 970-925-6243, phone 970-925-1678. The one bedroom and two bedroom title commitment will be emailed to you by next week. If you need it to be mailed to you, please contact Jan that you prefer it to be mailed.



Summer residency Sunday, July 22nd, will mark the arrival of our first owners Aspen is beautiful and the weather is wonderful, but conditions are less than ideal at The Innsbruck. There is ongoing construction, which is behind schedule. The garden level is off limits now due to the level of construction. The owners’ lounge and exercise room will not open until the end of August.

Staffing for you Rick and Casandra hired Linda Bongiorno to be your concierge. She comes to you after spending years caring for owner needs at The Snowflake and Molly Gibson. She is available to help answer questions and send you info for planning your trip before you arrive and of course, once you are here.

Confirming assigned dates To reiterate what we’ve said before, please speak with or email Casandra to confirm that you know with certainty which weeks you have reserved. She also needs to know ASAP if any of you want her to try to rent any your reserved weeks rather than using them. Of course, if you plan to rent any of your reserved weeks on your own, no such notice is necessary. She is getting many calls from people wanting to stay there as well as tour operators who want to book time for their guests in Aspen. The word is getting out how beautiful and great we are going to be.

Furniture and house ware installation The designers did the first installation during the third week of June. They finished installing 5 other residences last week. We are now about half finished with residences including the furniture, furnishings, and house wares. They look so pretty and rich.



Courtyard and exteriors The concrete pour for the courtyard has been delayed. The city decided that we must have a handicap ramp entrance in the front. It slowed construction of the courtyard, yet again. We had the landscape architect redraw the east end of the courtyard. This delay still gives a nice feature at the entrance. Our railings look so good. We are still waiting on the railing for the stairs, which should arrive next week. The swimming pool and hot tub are finished. The elevator is installed and tested.

More Pictures Some of you have requested more pictures, and I know that the ones included in the newsletter are small. We will be posting larger formats of the pictures to our website. We will post new pictures each week so those of you who are excited can go and view the progress.

Innsbruck Office Rick, Casandra and Linda are manning the office at Innsbruck now. They have set up temporary offices in an unfinished bedroom of a two bedroom residence. Their permanent offices are close to completion, but might still be a few weeks away from finish and furnishing. Their new phone number will not be active until July 21, but that number is 970-925-3879.

Message from Rick, your General Manager
As ongoing construction continues to show results, and more units start to come on line, our lodge crew has started to ramp up. We have moved into an unfinished bedroom at The Innsbruck awaiting the finish of our office. Linda Bongiorno (new front desk/concierge) has started contacting owners to reconfirm their weeks. She will be contacting you to find out arrival and departure times, requests for activities, and to make reservations for restaurants. I am very excited to get The Innsbruck up and running, and hope to meet all of you soon.
