Construction Update
Aspen is having great snow already this year. We woke this morning to about 10 inches of new snow with it coming down about an inch an hour. We might end up with a couple of feet at the top of the mountain.
People continue to talk that we are making progress on The Innsbruck, but we still aren't where we want to be. We had about 120 brokers come to our open house the end of Oct. We cooked for them and had a great luncheon there without heat but the weather was good to us. Brokers stood outside on the rear deck and just enjoyed the views and soaked up the sun. They went away with a much better understanding of what we are building and how special it is.
This picture of the hole in the ground is the construction progress for Residences at Little Nell. They received city approval at the same time we did. It may not make things right, but hopefully you will feel a little better about our progress.
In spite of our best efforts we are not able to give you occupancy this winter. Casandra and I have been calling and talking with some of you that had told us you definitely wanted to be here in the winter. If we haven't gotten to talk with you yet, feel free to call us. We are working at finding alternative housing now and negotiating the best prices we can for you. You can email Casandra at Casandra@TheInnsbruck.com with dates and what kind of accommodations you are wanting.
Our plan now is we will open for full occupancy by June. If we are able to get anything before that, we will write and call you to let you know. We just decided that it is too hard to have you, as an owner, waiting with the insecurity of when or if we are going to have winter occupancy. We also couldn't have you buy tickets and find out we weren't ready. At this point, we are still able to find good accommodations for you, but if we wait any longer to see our progress we will lose the opportunity to make other arrangements for you.
I got a phone call a couple of weeks ago from a long time Aspen property owner who said, "Your project is the best deal I have ever seen in Aspen. When you get the front on that building I will send many of my friends to buy it." We are hearing this kind of sentiment from different sources now. You are the ones that knew the value was here before there was much of a building and we appreciate you. Your patience and understanding will pay off well for you.
The roofing material is going on now. The east and west ends of the building have all of the stone and most of the siding and the windows in place. The front of the building has been slower because of all of the excavation and concrete being poured out front. The interior is further along, but we can't do the insulation and drywall until we are dried in (roof finished, windows and doors all in place).
The requests will go out in Jan. for the first use year. The year will begin June 10, 2007 and end early June 2008. That is the only reservation requests that will be coming. Once again, we will help any owner find winter accommodations. We do plan to open a model during the winter, but it will not be fully completed or functioning. We just want to show a full size representation of the two bedroom residences.
