Fractional Ownership Continues to Gain Popularity

Pitkin County reported 55 fractional ownership transactions for April 2006, up 49% over last April's 37 transactions. Dollar volume was up 31% from $11.4 million in April 2005 to $14.9 million in April 2006. - Courtesy Mark Pisani, Land Title Guarantee of Aspen.

Here are a few things of our favorite things to do doing during the glorious Aspen summers:

Tuesdays - Hear local bands on the deck of Iguana's Restaurant and shop for unique gifts, artwork and fresh produce at the outdoor market from 3:00-7:00 pm. Bring your blankets and lawn chairs to the base of the mountain and enjoy a free family movie. The movie starts at 9:00 pm. Arrive early and let the kids run around the green.

Thursdays - Take the RFTA bus to Snowmass for the free outdoor concerts every Thursday on Fanny Hill. Bring along a blanket or chairs, food and drink and a jacket and be ready for fun-filled night with the locals (Runs June 29- August 24)

Saturdays -The Aspen Saturday Market kicks off June 17 and runs through the end of October. The open-air market on Hopkins Avenue next to City Hall and a block of Hunter Street features Colorado-grown fresh produce, meats and local arts and crafts.

Sunday - Bring a blanket and picnic to the Music Festival Tent grounds and enjoy the world-renowned Aspen Festival Orchestra classical concert for free at 4:00 pm. (June 25- August 20)

Any day - Pick up the Rio Grande Trail near the Post Office and bike all the way to the Woody Creek Tavern for lunch. Have a car meet you there or call a cab for the return as it is slightly uphill all the way back.

Any evening - Drive up to the Maroon Bells after 6:00pm for a sunset picnic. The crowds are gone by then and you can avoid the entrance fee. If your picnic does not include alcoholic beverages, plan to bike (downhill) all the way back - a truly magnificent biking trip.

Overnight - Spend a night at one of the Tenth Mountain Division's back country huts. Margy's Hut and Betty Bear are both accessible by car. Enjoy the solitude and beauty of the area's magnificent back country in one of these charming rustic huts. Huts sleep 12-16 and are totally equipped. All you need to bring is food and drink. Gwen DickinsonWe just came back from the International Fractional Ownership Convention in San Diego. I was invited to speak for two sessions regarding The Innsbruck. All of you would have been proud to see how well we were received and how so many people grabbed us to find out more about what we are doing. Seems we did most things right. The statistics show we are offering what the public wants. It was a great conference and many accolades for The Innsbruck.

Everyone accepts that construction is not an exact science. We deal with that, but no one could have predicted the current moratorium on building. In case you haven't heard, the City of Aspen recently enacted an emergency moratorium on new construction projects in most of Aspen except the residential zones. Many people fear it will soon be expanded to the residential sector with change of rules proposed there. We didn't have any way of knowing this would hit during our construction, and all the effects it would have.

This is having a positive effect on the value of your property here. Prices are so high now and just seem to keep going even higher. We will be raising all our prices again before the second week of July, so get your friends in now. We have already released an ad to run for the summer with the two bedrooms priced at $223,700. We believe after completion there will be so many people who wish they had been as smart as you and bought early. We are intentionally not pricing our residences as high as we can because we are leaving appreciation on the table for you to realize after completion.

construction update Our construction team has been phenomenal. They are working long hours, Saturdays and holidays, when they can. The effect of the moratorium on the construction industry seems to have caused everyone who was thinking of building anything, rushing to do it now. The change in the county land use code has also added to the flurry of building. People have been trying to get in under the old rules or the current rules before they change again.

This has made us lose more time. We have had to plead daily and wait on subs to get to our job. We lost another week just waiting on steel to be delivered and installed. We have our crews doing all they can, but when we wait on subs the effect is a further slowing of our job. Even the city has been using some of the subs for city projects.

I told you there would be bonus time for you late summer or during the shoulder season, but this cannot happen now. I know you want the grand opening done before the beginning of ski season. My builders have told me that having owners in residence prior to November is going to slow the progress for the completion. I know that none of us wants that. Your first vacation in your new Aspen home shouldn't be dealing with the major construction issues.

We are changing the Use Year to begin in June, per our letter we just sent to you. Since we didn't get to open and give you the extra time this year, the extra weeks will be from certificate of occupancy until June 2007. This will be approximately half a year and allow you to book two weeks and space available during this time. You will still get your four weeks for the year starting in June 2007. The rotation will stay the same for a year and a half, entitling you to the same priority next year.

The good news is the east annex has been placed back on its rightful site, the east foundation. Siding, windows and doors will be done within the next five weeks, which should spur sales even further. Six of the two bedroom residences are quite far along in the process. Now that the east annex is out of the way, we are starting further construction on the west annex. This section will be the last completed.
