What is The Innsbruck?
The Innsbruck has been designed as fractional ownership residences. Seventeen beautifully decorated residences will be offered on a deeded 1/12 interest. The Innsbruck was developed to combine the benefits of second home ownership with the services and amenities available from a first class hotel.
How is ownership of a residence conveyed?
Owners purchase a deeded 1/12 ownership in the residence type of their choosing. Ownership is purchased in a specific residence with non exclusive use of all the residences of the same category. Ownership is evidenced by a real estate deed, recorded in the county records, and insured by a title insurance policy. Your deeded undivided interest can be mortgaged, willed, placed in a trust or owned by an LLC.
What is the difference between fractional ownership and timeshares?
Fractionals tend to be more exclusive and built to a higher amenity level than traditional timeshares. Timeshares usually allow just one to two weeks use per year while fractionals may offer up to twelve weeks. Unlike a timeshare, your Innsbruck fractional weeks do not need to be consecutive and you may chose from various seasonal options with total flexibility. You are not committed to a specific week as in most timeshares or even a specific season. You choose your weeks on an annual basis according to what works best for you.
Your fractional interest is an equity position in the building itself, the amenities and is evidenced by a real estate deed like that secured for any other type of real estate. Your deeded undivided interest can be mortgaged, willed, placed in a trust or owned by an LLC.
Fractionals tend to appreciate over time while timeshares have historically done poorly. There are a couple of reasons for this. More of the buyers' dollars go to high quality finishes and "bricks and mortar" with fractionals. Timeshares pay high sales commissions which can be as high as 30%-50%. Timeshare values have fared poorly because of the large number of re-sales on the market and the small demand for that specific time. Often the reseller was competing with the developer's new product. The fact is the secondary market for timeshares has never really developed. Conversely, there are a limited number of fractionals on the market. Most likely, that number will stay small because fractionals are built in only the most highly desirable world-class resort destinations such as Aspen. Therefore, demand outpaces supply.
Finally, obtaining a bank or mortgage company loan on a timeshare may be difficult. Rates are high, regardless of how good your credit. That's because most timeshares depreciate over time. Banks and mortgage firms consider fractionals to be appreciating assets and will often treat them like any other second-home purchase. We have committed fixed-rate mortgages for Innsbruck owners for 15 or 30 years for up to 80% of the purchase price.
When will The Innsbruck be available for residence?
The Innsbruck is scheduled to be available to owners during the 2006/2007 ski season.
How do owners select their weeks of residence?
The Innsbruck ownership guarantees you a minimum of four weeks residence per year. Three weeks may be selected from prime seasons and one week from shoulder seasons. Priority groups for selection will be assigned by date of contract. Owners can come on a space available basis with no minimum length of stay.
Do owners pay dues?
Members pay annual homeowner association fees, which pay for the professional management and operation of The Innsbruck, including staff salaries, supplies, maintenance, trash removal, legal/accounting, fuel, utilities, property taxes, transportation, insurance and other services.
Can owners exchange their weeks of residence for weeks at other properties?
Yes. An exchange program is available at a limited number of resorts worldwide.
Are the residences maintained in the owner's absence?
At the Innsbruck, our emphasis is on providing the highest level of service and worry-free ownership. As a member of the Innsbruck Owners' Club, you enjoy all the benefits of home ownership without the costs and hassle of home maintenance. Your residence is maintained in your absence, prepared for your arrival and serviced twice each day. You simply arrive and enjoy your time in Aspen. We handle the rest.
What services are provided to owners in residence?
Innsbruck owners can take advantage of our exclusive concierge service to handle all details of your stay, from dining reservations, to tickets for cultural events and recreation arrangements. No request is too difficult for our concierge staff. Owners may also take advantage of our concierge services to make arrangements in advance of their stay.
While in residence, Innsbruck owners will enjoy our lovely courtyard with our resistance swimming pool and hot tub, members' lounge area, local transportation services and complimentary bicycle usage.
All residences receive daily housekeeping and evening turn-down service.
Does The Innsbruck allow pets?
Yes. One of each type of residence will be set aside for owners with pets.
Can my ownership interest be resold?
Your Innsbruck interest can be resold by you or a licensed real estate agent, subject to the declarations and bylaws. If you desire, the listing company can provide you with resale assistance.
Can I rent out my residence weeks to other parties?
Should you be unable to use any or all of your reserved residence weeks, you can rent the unused time. In the two-bedroom residences, one of the bedrooms may also be locked off for separate rental.
